It could be argued that the Holy Grail of real estate in Phuket – or any coastal market – is true beach front

The clichés have been inducing yawns for eons: waking to the sound of waves, watching the sun set over the ocean, stepping off the sand and straight into your living space. In truth, however, those opportunities have largely disappeared in Phuket. Along our west coast in particular, the remaining beachfront land was absorbed by resorts and large-scale developments decades ago. Unless you secured a plot some 40 years ago, the chance to build a private home directly on the sand has, for most, been out of reach for many, many years. 

Until now.

If anyone was likely to challenge that assumption, it was always going to be Mary Pakamard and Punyisa. For Mary, a true beachfront Punyisa villa was always non-negotiable – not a distant sea view, but direct, uninterrupted frontage onto the Andaman Sea. At the end of 2025, as Punyisa Casua sold out, Mary quietly began working through her network. A few months later, that idea has become reality: land secured, plans drawn, contracts in place and construction scheduled.

In typical fashion, there has been no fanfare nor grand announcement – just quiet progress. Punyisa Oceana is now underway: four villas set across eight rai of absolute beachfront land in Natai, a straightforward fifteen minutes over the bridge from Phuket. Technically beyond the island, but close enough that the distinction becomes irrelevant.

The villas themselves once again epitomise Mary’s design ethos, now with the added dimension of a true beachfront setting. Designing a residence directly on the ocean comes with its own set of challenges. The unforgiving sun during the hot season, the driving wind and rain of the monsoon and the salt air year-round all need to be carefully considered architecturally, materially and from a design perspective. Mary approaches these challenges head-on and without compromise.

Mary has divided the land into four large plots, arranged so that two villas sit directly on the beachfront, with two positioned behind. The rear villas will be two storey, allowing them to look over the rooflines of the beachfront homes while still enjoying uninterrupted sea views. Careful consideration has also been given to the orientation of the front villas, both in terms of roof design and landscaping – firstly to preserve the views from the villas behind, and secondly to ensure the privacy of the pool and garden areas is not compromised.

Each villa features a 25-metre infinity pool (the rear villas' pools are split over two levels), generous landscaped gardens and six bedrooms. Amenities include a dedicated cinema room, a separate gym pavilion incorporating a spa, sauna, ice bath and golf simulator, as well as a climate-controlled wine room. In keeping with the established design ethos of all Mary’s villas, owners are encouraged to work directly with her to tailor interior elements to suit their own lifestyle and vision. Don’t need a wine room but want a larger gym? Prefer to convert a bedroom into an office? This hands-on and flexible approach is what separates Punyisa Villas from more conventional developments, and it remains central to Mary’s design philosophy.

Construction at Punyisa Oceana is scheduled to commence shortly, with groundwork and piling preparations already underway. As with all Punyisa projects, the release will remain intentionally limited, with just four residences available.
