Punyisa Acacia represents the next chapter in the Punyisa story. Located in Paklok, one of the island’s emerging residential districts, the project reflects a deliberate shift away from the saturated west coast, offering relief from traffic congestion, rapidly improving infrastructure and an opportunity to invest early in one of Phuket’s fastest-growing neighbourhoods. Punyisa Acacia sits immediately adjacent to Mission Hills Golf Course and within fifteen minutes of Blue Canyon. International schools, the new hospital and Ao Por International Marina are all within a short drive, while Phuket International Airport is less than twenty minutes away.

At the core of Punyisa Acacia is the same design philosophy that underpinned earlier Punyisa successes. Mary Pakamard works across architecture and interiors as a single, continuous process, ensuring that form, flow and materiality are resolved together. Each villa follows the “one rai, one villa” principle as a minimum, supporting generous land plots that allow buildings to breathe, gardens to mature and privacy to be preserved. The architecture is defined by openness and clarity, with layouts that encourage natural ventilation and seamless movement between indoor and outdoor spaces.

Interiors are treated as composed environments rather than decorative exercises. Mary’s long-standing relationship with art and craft continues to inform the spaces, with layered textures, custom furniture and collected pieces used to create depth without excess. As with previous Punyisa projects, all key elements are delivered in-house, from architectural detailing to bespoke joinery and furniture produced at the brand’s own factory. This integrated process ensures consistency and allows design intent to be carried through to completion.

What distinguishes Punyisa Acacia further is the inclusion of a dedicated lifestyle zone within the development. Designed as an extension of daily living rather than an add-on, this area will incorporate restaurants and cafés, gym and wellness facilities, an art gallery with regular exhibitions and a golf academy. The intention is to create a walkable social and recreational hub for residents, reducing reliance on travel while fostering a sense of community within the estate.

A continuous jogging track runs along the perimeter of the development, following a natural stream that has been carefully integrated into the masterplan rather than engineered away. This watercourse becomes both a visual and climatic element, cooling the surrounding environment and shaping a series of landscaped public spaces. Along the route, gardens, shaded seating areas and cascading waterfalls are designed as quiet communal moments rather than focal spectacles, reinforcing the project’s emphasis on calm, walkable living.
