All 40 villas sold out within two years, a rare achievement that underscored both the market’s response and the brand’s ability to set a benchmark for the island.

 At the heart of Punyisa is Mary Pakamard, the interior architect whose vision guides the brand. Working across both architecture and interiors, she sees each villa as more than a structure: it is an expression of proportion, clarity and lifestyle.

Art is not an afterthought but a foundation of her approach. The Punyisa Show villa demonstrates this clearly: Himalayan-inspired tapestries, Bhutanese throws, Central Asian carpets, African sculptures and antique prints discovered in Bangkok’s Chinatown are all woven into the interiors. Even the hand-painted walls and bespoke bedheads reflect Mary’s direct involvement, showing how each piece is selected and procured with purpose.

What also distinguishes Punyisa is that everything is done in-house. From architectural design to interior detailing, from built-in joinery to furniture crafted at the brand’s own factory, the process is controlled and delivered under one vision. This ensures consistency of quality and allows each villa to carry the same design language, down to the smallest detail.

What separates a Punyisa villa is the way these elements come together. Architecturally, the homes are defined by openness, natural light and a flow that connects indoor and outdoor spaces. The brand is now expanding with new projects. Punyisa Acacia, in Paklok, applies the ‘one rai, one villa’ model, giving owners generous private plots. Punyisa Pachira, within the Mira Valley development, introduces nine villas on fourteen rai, designed to elevate scale and exclusivity while staying true to the Punyisa ethos.
